Our 10% monthly management fee covers everything below. No leasing fees. No renewal fees. No markup on repairs. We are licensed Florida real estate brokers, family-run, and we only manage properties in Jacksonville and Duval County.

Service 01

Property Management

One flat 10% fee. Tenant placement, screening, lease drafting, monthly accounting, year-end financial reporting, and 24/7 maintenance coordination. We don't add a "leasing fee" when we place a tenant or a "renewal fee" when they sign a new lease. The number on your management invoice is always the same percentage of the rent we collected for you that month.

Tenant Placement

We market your property across MLS, Zillow, Trulia, Realtor.com, and Apartments.com. Photos taken in-house. Listings updated weekly. We handle every showing — no key handoffs to strangers, no DIY lockboxes. Most placements happen within 30 days of a property going on the market.

Service 03

Tenant Screening

Every applicant goes through a four-part check: credit, criminal + eviction background, income verification (3× rent minimum), prior landlord references, and employment verification. Standard for the industry — but we actually do every step, every time. Decisions returned within 2 business days.

Service 04

Florida-Compliant Lease Drafting

Leases are drafted to current Florida statute and signed digitally. We walk every tenant through the document line-by-line at signing — including the parts most managers gloss over (security deposit terms, maintenance responsibility, notice requirements). The owner gets a copy in their portal the day it's signed.

Service 05

Move-In and Move-Out Inspections

Photo-documented walkthrough at every move-in and move-out. The same photos go in your owner file and the tenant's file. No "he said / she said" at deposit-return time. Inspection reports include condition by room with timestamped photos.

Service 06

Monthly Owner Statements

Line-item statements every month. Direct deposit of net rent within 5 business days of receipt. Year-end financial packet ready for your CPA at no extra cost. Virginia closes the books, reconciles, posts, and sends — every month, no exceptions.

Service 07

In-House Maintenance

Our maintenance team works for Falcon. No third-party vendor markups, no two-week waits to dispatch a contractor, no hidden referral fees. We charge cost on every repair and show you the receipt. Adam, our head of maintenance, runs the field crew.

Service 08

Hurricane Preparation & Cleanup

Florida coastal property comes with weather. We coordinate pre-storm checklists (securing outdoor items, protecting windows, generator checks) and post-storm inspections (damage documentation, debris removal, insurance claim photos). The maintenance team is on call before, during, and after.

Service 09

Eviction Coordination

Hopefully never needed. When it is, we coordinate with the landlord's attorney, file paperwork through Duval County Court, and handle property turnover. Owner pays only court costs and attorney fees — Falcon doesn't add a "supervision fee."

Service 10

Annual Financial Packet

Year-end reporting bundled and delivered to you (or your CPA) by January 31. Income, expenses, capital improvements, depreciation schedule for any unit Falcon has managed all year. Included in the 10% fee — no extra charge.

We make renting simple. Most of our tenant interactions happen through the secure Yardi portal — apply, pay rent, submit maintenance requests, message our office, all online. Need a real person? We answer the phone Monday through Friday, 9–5.

Apply Online

Submit a rental application through our secure Yardi tenant portal. The application fee covers the full screening (credit, background, verifications). We return decisions within 2 business days. No surprise fees, no hidden charges — what you pay is what the screening costs.

Tenant 03

Pay Rent Online

Through the tenant portal — bank ACH (free), debit card, or credit card (small processing fee). Set up auto-pay so you never have to remember. Late fees and notices are handled in-portal — no awkward office visits.

Tenant 04

Maintenance Requests — 24/7

Submit non-emergency requests through the tenant portal with photos. For emergencies (water leak, no AC, no power, smell of gas), use the emergency button in the portal — Adam's team is on call after hours. Don't email maintenance requests; emails don't reach the on-call team.

Tenant 05

Talk to a Real Person

Tenant portal has a direct message thread to our front office. Joana checks it during business hours. For non-urgent items, message is faster than calling. For urgent matters, dial (904) 346-4401.
