For Owners

How much does Falcon Property Management charge?
10% of monthly rent — flat. That's the entire management fee. No leasing fees when we place a tenant. No renewal fees when a tenant signs a new lease. No markup on repairs — every dollar we spend on maintenance is what the work cost. The 10% covers tenant placement, screening, lease drafting, monthly accounting, maintenance coordination, and year-end financial reporting.
What's included in the 10%?
Tenant marketing across MLS / Zillow / Trulia / Realtor.com / Apartments.com, full tenant screening, Florida-compliant lease drafting, signing, monthly statements with direct deposit, 24/7 maintenance coordination, move-in / move-out inspections with photos, and year-end financial packet.
Do you charge a leasing fee?
No. Many Jacksonville property managers charge a separate "first month's rent" leasing fee on top of the management fee. Falcon doesn't.
Do you mark up repair costs?
No. We pay our maintenance crew directly. The price you see on the invoice is what we paid the technician. Materials are billed at receipt cost.
Are you licensed?
Yes. Falcon is a licensed Florida real estate brokerage. H. Winship Dowell (President), Winship Dowell, and Clay Dowell are all licensed Florida real estate brokers on file with the Florida Real Estate Commission. We follow FREC's standards for property management — no exceptions, no shortcuts.
What areas do you serve?
Jacksonville and Duval County, Florida only. We do not manage properties outside Duval County. Staying local is how we keep service personal.
How do I switch from my current property manager to Falcon?
Call (904) 346-4401 or fill out the contact form. We'll walk you through the transition — most owners are switched over within 30 days. We coordinate the handoff with your existing manager so your tenants experience zero disruption.
What types of properties do you manage?
Single-family homes and small multi-family rentals (duplex / triplex / quadplex / small apartment buildings). We do not manage commercial property, hotels, or vacation/short-term rentals.
How do I get paid?
Direct deposit. Net rent (rent collected minus the 10% fee minus any approved repair expenses) is wired to your bank within 5 business days of receipt. Statements arrive monthly via the owner portal.
What happens if a tenant stops paying?
We follow Florida statute. We post the 3-day notice immediately, communicate with the tenant, and coordinate with eviction counsel if it gets there. You pay court costs and attorney fees only — Falcon does not charge a separate "eviction supervision" fee.

For Tenants

How do I apply for a Falcon-managed rental?
Find the rental on our Rentals page or on Zillow / Trulia / Realtor.com / Apartments.com. Click "Apply Now" — applications are submitted through our secure Yardi portal. The application fee covers the full screening (credit, background, verifications). We return decisions within 2 business days.
What credit score do I need?
There's no hard cutoff. We look at credit holistically — score, payment history, debt levels, and any open collections. We weigh income (3× monthly rent minimum), employment, and prior rental history at least as much as credit score.
How do I pay rent?
Through the tenant portal — bank ACH (free), debit card, or credit card (small processing fee). You can set up auto-pay so you never have to remember.
How do I submit a maintenance request?
Through the tenant portal. For non-emergencies, log in, click "New Request," upload photos. For emergencies (water leak, no AC, no power, gas smell), use the emergency button — that pages our on-call technician 24/7. Don't email maintenance requests; emails don't reach the on-call team.
Can I have a pet?
Depends on the property. Pet policy is set per-listing — check the listing page or call (904) 346-4401 to ask. Most properties accept up to 2 pets with an additional pet fee and pet deposit.
Who do I call if I have a problem with my Falcon-managed unit?
Call (904) 346-4401 Mon–Fri 9–5 to reach Joana at the front office. After hours, use the tenant portal emergency button.

Is Falcon Property Management licensed?
Yes — we are a licensed Florida real estate brokerage. License info is on file with the Florida Real Estate Commission.
How long has Falcon been in business?
We opened in January 1990. Same office, same St Augustine Road address, since the start.
